📋 نکات مهم برای آماده‌سازی مدارک

لیستی از مدارک و اطلاعاتی که باید برای نوتاری آماده کنید را به شما
ارائه می‌دهیم:

توجه داشته باشید:
که تمام اطلاعات و مدارک فعلی و قبلی مانند نام و مشخصات همسران قبلی
و تاریخ ازدواج و طلاق‌های قبلی
و فعلی باید آماده شود.

✅ اگر بیش از یک بار ازدواج کردید اطلاعات تمام ازدواج‌ها و طلاق‌های قبلی مورد نیاز خواهد بود

✅ اگر همسر قانونی دارید که نام ایشان در سند نیست با نوتاری چک کنید که آیا به امضای ایشان نیازی خواهد بود یا خیر

✅ موضوع مهم بعدی اگر خونه فعلی را فروختید و ملک جدیدی می‌خرید.
خیلی مهم است که:
به نوتاری اطلاع بدید و اسم
و مشخصات نوتاری دیگری که قرار است فروش شما را انجام دهند
به این نوتاری اعلام کنید

✅ همچنین تاریخ‌ها در خرید و
فروش همزمان بسیار مهم هستند

حتماً می‌بایستی تاریخ فروش را به نوتاری اطلاع بدید و مطمئن بشید
که وقت کافی برای انتقال پول توسط نوتاری‌ها خواهد بود

⚠️ لطفاً توجه داشته باشید:
عبارت سینگل با فردی که جدا شده متفاوت هست.
در صورتیکه قبلاً ازدواج کردید و
جدا شدید از عبارت مجرد (سینگل)
استفاده نکنید چرا که در مدارک
قانونی به مشکل برخواهید خورد.

📑 اطلاعات مورد نیاز برای نوتاری

• ✅ Name
  ✅ Family name:
  ✅ Your current address ;
  ✅ Your date of birth;
  ✅ Your job title and the name of your employer company
  ✅ Your citizenship (If you are a Canadian permanent resident, please provide us with proof (ID) – If you are not a Canadian resident, are you studying or working?)
  ✅ Your marital status (single, married, divorced, widowed)
  ✅ If you are married, we need to know the name of the spouse, the date of the marriage? Place of marriage? Has a marriage contract been notarized? If you are divorced, we need to know the name of your ex-spouse.
  ✅ If you are married, we need to know the following information about your spouse:
  ✅ name of the spouse;
  ✅ date of the marriage;
  ✅ Place of marriage?
  ✅ Has a marriage contract been notarized?
  ✅ Your citizenship; Canadian permanent resident – citizen
  ✅ Your spouse info:
  ✅ Full Name;
  ✅ Date of birth ;
  ✅ Her/his job title and the name of her employer;
  ✅ Her/his e-mail address and telephone number;
  ✅ Her/his citizenship.

• ✅ Can you confirm the occupancy date (what date will you occupy the property as agreed with the sellers)?
  ✅ Does your down payment come from the sale of another property? If so, when is the transaction scheduled and with which notary?
  ✅ Is a mortgage broker involved in the transaction (intermediary between you and the bank)? IF YES : his/her information
  ✅ Should an undivided ownership clause be added to specify particulars such as each party’s percentage or the amount of each party’s down payment, or should it remain 50/50?
  📜 In addition, please note that notary will send you a Disclosure Notice that must be read and signed by you.
